According to a report from Standard & Poor's, homes for sale in Atlanta became more affordable during September.

The Standard & Poor's/Case-Shiller Home Price Indices showed that Atlanta home prices dipped by 9.8 percent during September on a year-over-year basis. Additionally, the report also indicated that prices fell by 5.9 percent from August.

"On a monthly basis, Atlanta actually posted a record low rate of negative 5.9 percent in September over August," said S&P Index Committee chairman David M. Blitzer. "The markets are fairly thin, and the relative lack of closed transactions might be exacerbating the downside."

Meanwhile, as home prices become for affordable in Atlanta, the foreclosure rate across the city fell during October to 943 filings. During September, the city recorded 1,013 foreclosures.

The decline in home prices could simply be the result of the city's local housing market following seasonal trends as it enter the slow season. However, as property values become more affordable and the foreclosure rate trails off across Atlanta, now could be a good time to invest in a home for sale in Atlanta.

This week's creative tiny house is a tough-looking housetruck that was converted from a decommissioned firetruck in Wales. The housetruck has been outfitted with a stove, sink and most amenities you'd find in a house to make staying in it enjoyable.

If someone wanted to make this thing electric I wonder how many batteries it would take to push it along? My guess is alot.

The solid construction and high quality materials give the housetruck a look of ruggedness and durability. This could make a nice tiny house on wheels. What do you think?

According to a report from Cushman & Wakefield Inc., New York City has become the top spot for real estate buyers, reports Bloomberg.

New York City overtook London as the number one real estate investment for the first time since 2007. The report indicated that more access to financing helped spike the Big Apple to the number one spot.

The report showed that investments grew 166 percent to $29.7 billion in the city during the last year. It's thought that buyers continue to show interest in homes for sale in New York City because of the city's increased focus on being the biggest and best metropolitan area in the world, said Cushman & Wakefield.

It was also included that New York City was among the five fastest-growing property investment markets in the world. Meanwhile, a resurgence in commerical real estate development continued to buoy the city's local economy.

As New York City continues to rank to prove to be a top contender for real estate in the world, inventing in property within the city has the potential to net a healthy profit in years to come.

A joint report from Central Atlanta Progress and the Atlanta Downtown Improvement District shows that there is a growing positive perception of Downtown Atlanta, the Atlanta Journal-Constitution reports.

The Atlanta-based Shapiro Group conducted a survey of residents in Cobb, Calyton, DeKalb, Fulton and Gwinnett Counties to measure local resident's perception of the Downtown Atlanta area. Additionally, all respondents visited the Downtown Atlanta area at least twice a month.

The number of respondents who said they would highly consider moving to the area has not changed significantly since 2002, but the perception of safety downtown increase with 69 percent saying it was very safe. This is an increase from 2002 when 61 percent had the same response.

As the perception of Downtown Atlanta improves so do national mortgage rate averages. Freddie Mac reported in its Primary Mortgage Market Survey that the 30-year fixed-rate mortgages have remained at or below 4 percent for the fourth consecutive week.

With these affordable rates coupled with a rising positive perception, buying a home for sale in Atlanta could end up being a positive long term investment.

Despite years of economic and housing market hardship, Atlanta's condo market has continued to show growth during 2011, the Atlanta Business Chronicle reports.

According to the ABC, total condominium sales are up in 2011 and so far in November, there have been 832 units sold, an increase from 652 in November 2010. Meanwhile, the units have become more affordable to entry-level buyers since the average sale price has dropped from $234,811 to $233,125.

"Even though perception may still be negative on condominiums, the condominium market is poised for a great rise again thanks to the halt of all new developments and aggressive pricing," Anne Schwall of Atlanta Fine Homes Sotheby's International Realty wrote for the source.

The Atlanta condo market has become increasingly buyer-friendly as more developers battle for business by pricing units aggressively low. The decline in supply paired with the increase in demand has experts predicting a rocket blast in the condominium market in 2012.

As the housing industry enters the slow season, market trends could make Atlanta even more of a buyer's market. As developers continue to cater to the scarcity of buyers inventing in a home for sale in Atlanta could yield a healthy profit should the market turn around in the new year.

A new trend in New York City homeowners has then purchasing large roomy apartments, renting them out and then moving into smaller, more modest quarters, reports The New York Times.

Currently, property values are under pressure across the nation, so savvy homeowners are planning accordingly. A national survey by RE/MAX recently revealed that homes have gotten more affordable during November as median sales price of properties across the country fell 5.4 percent.

"People are willing to pay astronomical rents, especially for elegant New York City properties," president of Citi Habitats Gary Malin, told the Times. "There's a huge demand for luxury rentals, but also a lack of inventory, especially because there's so little new construction."

One particular case of a savvy homeowner taking advantage of the new trend can be found in Michael and Christine Belotz, who recently purchased a 3,000-square-foot home in SoHo. The couple subsequently put the property on the rental market for $12,500 per month and moved into a smaller, 1,000-square-foot home where they pay $4,200, netting them a healthy profit.

For potential buyers looking at homes for sale in New York City, there are a plethora of opportunities to make the investment worthwhile.

A growing housing market trend of investors capitalizing on low home prices and the strong demand for rental properties has turned its sights on homes for sale in Las Vegas, HousingPulse reports.

The Campbell/Inside Mortgage Finance HousingPulse Tracking Survey reported on the increased activity of investors buying up real estate-owned properties, fixing up the properties and then renting them out.

This growing trend can be attributed to the falling prices of REO properties in comparison to non-distressed residential properties. In October, the price of a real estate-owned property averaged $101,100, while non-distressed properties averaged $266,700.

"Renting single family homes is an extremely viable option and seems to be a growing trend in the valley with the decreasing of prices," a real estate agent from Nevada told HousingPulse. "Our inventory is dropping so we are seeing more investors becoming aggressive with their offers."

In addition, the report predicted that many investors are buying up houses and will rent them out until the property values start to rise again, at which point they will re-sell the home for a profit.
